- Can a foreigner buy property in Paraguay without restrictions?
- Yes, generally. No residency is required and a passport is enough. There are two exceptions. Under Law No. 2532/05, nationals of neighbouring countries cannot own rural property within the 50 km border security strip unless authorised by the Executive; urban property is not restricted. And land granted by INDERT cannot be sold to a foreigner during the first 10 years after the State issues the title.
- How long does the purchase process take?
- Between 30 and 60 days from accepted offer to registered title, depending on the public registry's workload at the time.
- What steps does a typical purchase include?
- Purchase agreement, deposit (usually 10% to 30% of the value), title and legal due diligence, signing before a notary (escribano), and registration at the Public Registry.
- Is it mandatory to work with a notary (escribano)?
- Yes, the deed and registration are handled by a licensed notary public. We always recommend verifying the title before making any payment.
